Virtual BMS – make buildings transparent, controllable and economically optimised
The Virtual BMS provides the core functions of a classic building management system in the cloud – across properties, open to all systems and economically scalable. This enables transparency, monitoring, analysis, remote access and optimisation even where a classic BMS is too expensive, too complex or too inflexible.
Building management reimagined – with the Virtual BMS from BAScloud
Visualise, monitor, analyse and control remotely – across sites, systems and technical trades. For more transparency, faster responses and targeted energy optimisation, without the hurdles of classic BMS projects.
For operators, asset managers, property managers and technical service providers who want to monitor their portfolios efficiently, understand energy flows and act faster.
The challenge
Why a classic BMS is often not enough
A classic building management system is indispensable in many properties – but it often involves high investment costs, long project durations and strong dependence on a manufacturer or system. Especially in heterogeneous portfolios, existing properties or technically evolved sites, there is often no cost-effective way to consolidate data centrally and translate it into concrete operational value.
The result: lack of transparency, delayed responses to faults, untapped optimisation potential and high manual effort in operations.
Many buildings have data. But no consistent, cost-effective, cross-site use of that data.
Benefits of the BAScloud Virtual BMS
The benefits our Virtual BMS offers
The Virtual BMS extends classic BMS concepts with a cloud-based layer that works independently of systems and properties.
With BAScloud, relevant operating data is consolidated, clearly visualised and made usable for monitoring, alerting, trend analysis, remote access and optimisation. This creates digital room for manoeuvre: decisions can be made faster, irregularities detected earlier and savings potential realised in a more targeted way.
Transparency
A central view of systems, sites and statuses – even across different systems.
Monitoring
A central view of systems, sites and statuses – even across different systems.
Remote access
Fast access to relevant information and functions without having to be on site.
Trend analysis
Make historical data visible, recognise patterns and derive well-founded decisions.
Energy optimisation
Understand operating modes, identify unnecessary loads and realise efficiency potential in a targeted way.
Scalability
Cost-effective for everything from individual properties to larger portfolios.
Who is the solution relevant for?
The Virtual BMS is not just a technical topic, but a commercially relevant tool for a wide range of target groups.
The solution
BAScloud is not just "another dashboard".
What makes BAScloud special:
- cloud-based and therefore flexibly scalable
- designed to be independent of systems and properties
- focused on genuine core functions with direct benefit
- practical for operations, monitoring and optimisation
- suitable as an addition to existing systems – not only as a complete rebuild
- economically attractive even for existing portfolios and mixed technical structures
The platform
Service components
Visualisation
Intuitive display of technical systems, statuses and key figures in central block diagrams.
Cross-property view
Bundle multiple properties in one structure and make them comparable.
Monitoring & alerting
Monitoring of defined values and statuses with the ability to respond quickly to deviations.
Monitoring & alerting
Monitoring of defined values and statuses with the ability to respond quickly to deviations.
Remote control
Targeted interventions and control options within defined permissions and use cases.
Optimisation support:
Reveal potential – for example in run times, setpoints, operating hours or energy consumption.
Trend and history analysis
Use historical data for root cause analysis, optimisation and sound decisions.
How it works
BAScloud Virtual BMS in action
- Detect faults faster: instead of waiting for complaints or manual inspection rounds, irregularities become visible and actionable early on.
- Understand energy consumption better: profiles, peak loads and deviations become transparent – the basis for concrete efficiency measures.
- Manage sites centrally: multiple properties can be monitored and compared in one platform.
- Improve technical operations management: data, statuses and trends are available in one place for FM, engineering and management.
- Digitalise portfolios step by step: relevant core functions can be made available cost-effectively even without a complete classic BMS.

A Virtual BMS provides core functions of a classic building management system in the cloud and makes them usable across systems and properties.
Above all for existing properties, heterogeneous portfolios and sites where data is available but there is no cost-effective, consistent BMS structure.
In many cases, yes. In principle, a Virtual BMS can provide almost all functions of a classic BMS and sensibly complement, extend or completely replace existing systems. Limitations exist mainly in the direct management and control of building automation controllers. Everything else can usually be implemented just as cost-effectively and efficiently via a Virtual BMS.
Yes. It is suitable for individual buildings as well as for larger portfolios and cross-site applications.
What our
customers say
about us
"With the BAScloud Connectors, we can easily extend our existing instruments and simply keep working with them. BAScloud is therefore the basis for digitalising our properties."
Fabian Duwe
Head of Asset Management CIM"Expectations of BAScloud were high – and they were met: shortly after introducing the data cloud at the beginning of 2020, numerous benefits became visible, some of which are already having an effect today."
Herbert Krüger
then head of department at the Office for Building Construction and Facility Management of the City of Aschaffenburg"More and more functions can be connected to BMS systems as API services. With our one-time integration into BAScloud, we can quickly and easily network with other BAScloud participants and exchange information."
Werner Kruse
INGA Ingenieurgesellschaft für Gebäudeautomation"With BAScloud, we gain new ways of handling the tasks of classic and modern BMS in no time. New services can be integrated on demand in just a few clicks. Our data is securely collected, stored, archived and made available to the various services."
Municipal user
Building Construction Office"A key challenge when integrating with existing BMS systems is the interface. BAScloud solves this perfectly for us."
