What do the GEG requirements mean for your properties?

The Building Energy Act (GEG) forms the central legal framework for energy requirements for new and existing buildings in Germany. It combines previous regulations such as the Energy Saving Ordinance (EnEV), the Energy Saving Act (EnEG) and the Renewable Energies Heat Act (EEWärmeG) – with the aim of sustainably increasing energy efficiency in the building sector.

Certain energy standards must already be met for new builds, e.g. a maximum permissible primary energy requirement and mandatory use of renewable energies for heating and cooling. However, the GEG also stipulates certain retrofitting obligations for existing buildings, such as the insulation of uninsulated top storey ceilings or the replacement of outdated boilers. It is therefore important to always keep as accurate an overview as possible of energy consumption.

Why are the GEG targets important?
They naturally serve to achieve climate targets and directly influence the economic efficiency and sustainability of properties. In addition, however, compliance with the GEG is often a prerequisite for subsidies – for example from KfW or BAFA – and is made transparent when selling or renting through the energy performance certificate.
