In a time of increasing energy requirements and legal regulations, it is becoming increasingly important for property owners to keep track of their buildings’ energy consumption and identify potential for optimization. With GreenMetrics Solutions, we offer you a comprehensive solution that not only analyzes and optimizes the current energy status of your property, but also implements sustainable, legally compliant requirements.
Legal requirements pursuant to GEG § 71a
The Building Energy Act (GEG) requires owners of non-residential buildings with heating or cooling systems with a rated output of more than 290 kW to install a building automation and control system from 2025 onwards. This system must enable continuous monitoring, logging, and analysis of energy consumption and identify efficiency losses in order to improve the energy efficiency of the building with appropriate measures.
At the end of 2026, this law will be further tightened.

Our 4-phase approach to sustainable optimization
Unlike most other providers, we follow a structured 4-phase approach that ensures that your investments are not only superficially optimized, but fundamentally analyzed and sustainably adjusted:

Phase 1: Baseline determination (current status)
We analyze the current condition of your property, define objectives and framework conditions, and record the existing asset portfolio in order to create a solid, already optimally adjusted basis for optimization. It is very important to understand that incorrect basic settings of your assets are not simply overridden. Otherwise, a great deal of potential will be lost.
Phase 2: Technical optimization plan and KPI definition
Based on the baseline, we develop a technical optimization plan and define the key performance indicators (KPIs) for your property, which provide you with all the necessary data and can be used to objectively assess the success of the measures as they progress.
Phase 3: Financing concept and support measures
We create a customized financing concept and identify suitable funding measures to make implementation as cost-efficient as possible for you.
Phase 4: Implementation and ongoing monitoring
In the final phase, we install and implement BAScloud, continuously collect data from your optimally configured systems, and gradually automate processes. In addition, we advise you on how to optimize your energy management and carry out ongoing monitoring of the processes.
BAScloud GreenMetrics Solutions Q&A
GreenMetrics Solutions focuses on the sustainable optimization of your systems – not just on overlaying the control system. We first review the existing systems before we automate and digitize them. If the BAScloud were to be removed at some point, the settings would remain intact and your system would continue to run more efficiently than before. With many other providers, however, the system would revert to its old, inefficient state.
We can use a benchmark to determine whether there is potential for savings based on your property’s previous energy consumption. This can depend on various factors, such as the age and condition of the systems, user behavior, and the current settings of the supply systems. Experience has shown that our measures can achieve energy savings in the double-digit percentage range. You will receive an initial assessment based on the baseline data as early as phase 1.
Thanks to our structured 4-phase model, initial optimizations can take effect just a few weeks after the project starts. The duration depends, among other things, on the size of your property, the equipment inventory, and any construction measures that may be required. Our close project management and the digital infrastructure of BAScloud ensure efficient and rapid implementation.
No, not usually. One of the advantages of GreenMetrics Solutions is that we work with what is already in place. We analyze your existing systems and integrate them intelligently via the BAScloud. Only in rare cases do we recommend replacement, e.g., if systems are outdated or inefficient and stand in the way of optimization goals.
Yes, BAScloud is deliberately designed to be open and manufacturer-neutral. It can be integrated into many existing systems—whether classic building automation, modern IoT platforms, or special solutions. This allows us to create a central data hub without media discontinuity.
